An LLC (Limited Liability Corporation) will be formed to hold title to the property. The LLC will manage the land and offer 99-year renewable leases to organizations such as: the Housing Co-Op (or Homeowners Association) that manages the Village; an educational 501(c)(3) that manages the University; a religious 501(c)(3) that manages the Sanctuary; smaller businesses, both for- and non-profit, that conduct cottage industries in line with the values of the center, such as bee-keeping.
Philanthropic individuals can make tax-deductible donations to support either the educational or spiritual center. If we can fund the community through such donations or through grants, we can create a democratically elected council. Otherwise, individuals or organizations who desire equity can become partners in the LLC by purchasing a share. The partners will decide how the money is spent. (Other decisions will be made by councils specific to the sub-projects they manage). The goal is for the shares to revert to the community after partners' deaths, so that in one generation we can have a direct democracy. Individuals without money can earn homesites and credits through their work. Investors can get involved in the Village housing development, which, if other ecologically-sensitive housing developments such as the Village Domes are any indication, could become very profitable, while benefiting the planet. The center will also fundraise through grants, such as forest service grants to maintain land and watersheds. Finally, the center may become profitable through a variety of income sources such as:
